The Architecture Billings Index edged up 1.4 points to 43.1 in September, signaling an improvement in business conditions.

The American Institute of Architects survey began in 1995 and reflects the approximate nine- to 12-month lag time between architecture billings and construction spending. Scores above 50 indicate increases in billings, while lower numbers show declining workloads.

The new project inquiries index reached 59.1, its highest level since September 2007, up from 55.2 in August.

“The fact that inquires for new project are so high is an encouraging sign that we may be seeing new construction activity entering the design phase,” AIA Chief Economist Kermit Baker said. “But, that optimism has to be tempered by the fact that the marketplace is so competitive that firms are broadening their search for new projects, thereby inflating the number of inquiries that they are reporting.”

Regional averages were as follows: Northeast (47.2), Midwest (43), South (42.7) and West (36).

The descending order of popular project types are as follows: multifamily residential (45.1), institutional (43.9), commercial/industrial (39) and mixed practice (36.3),
